KALAMAKI COURT - RULES & RESPONSIBILITIES
COMMITTEE RESPONSIBILITIES

The Residents Association Committee will always act in the best interests of the property owners ensuring that the complex is well maintained, repairs are conducted quickly & that communal services are available within the agreed dates.

The committee will always act legally & with full transparency, ensuring that all property & maintenance costs are accounted for at all times.

The committee will ensure that all communal costs are re-charged proportionally to the owners with fully audited accounts issued annually at the AGM

The committee will maintain a regular contact with all owners via WhatsApp, this website & ensure that all significant decisions are put to a vote with each property having one vote.

The committee will ensure that all 3rd party service suppliers operate fairly and in support of the associations aims.

The committee will take no remuneration for their time.
OWNER & RESIDENT RESPONSIBILITIES

All owners & residents will ensure that other property owners and their guests have access to all communal services ensuring that all parties are able to enjoy the complex in line with the owners agreement.

All owners will pay an equal share of the total running & maintenance costs associated with the communal facilities (Pool, Lighting, Gardens, Internet etc.) in advance.

All owners agree to also pay an equal proportion of the costs associated with exceptional repair costs and contribute annually to a 'sinking fund' to support significant future works.

All owners will ensure that they pay for their own water & electricity costs within their property ensuring that these costs are not born within the communal charges

All owners to take full responsibility for the conduct and behaviour of their tenants ensuring that actions do not interfere with the enjoyment of the other properties
DISPUTES & COMPLAINTS

All complaints or disputes regarding how the complex is being run should be sent to the chairman of the associated in writing.

Individual disputes between party neighbours should be resolved by both parties except for where this relates to communal services

Where any dispute relates to the non-payment by an owner of their fair share of the communal maintenance or operating costs the association reserves the right to take legal action to recover these funds plus costs.
GUIDELINES FOR PRIVATE GUESTS

Kalamaki Court is not a hotel complex – it is a collection of private dwellings where some owners choose to solely use their houses and others choose to rent out their properties at times. As such paying guests should always be respectful that Kalamaki Court is a family complex where people wish to relax in the quiet surroundings of the swimming pool.

All items at Kalamaki Court (both inside and outside individual houses) are privately owned. As such paying guests are advised they must not remove things from their allocated property nor take items from adjoining properties for their use even if temporarily . This includes crockery, cooking utensils, furniture, sunbeds or umbrellas.

The aim at Kalamaki Court is to create a quiet haven for all our owners and guests. As such please be respectful to other people by keeping noise and disruption to a minimum especially in the hours of darkness. If people wish to congregate in large groups we kindly ask that you do not group around one property but instead use one of the local businesses who are more than happy to accommodate you.

The facilities at Kalamaki Court are designed to accommodate the number of people who are staying at the complex only. As such we kindly ask you to refrain from inviting people from outside the property to use the facilities at any time.

Its is critical that all guests comply with the safety notices that are displayed around the swimming pool area noting that glass should not be taken off the patio areas. Where appropriate, plastic cups are provided for this purpose.
