Firstly, this is a very important email so I ask you read it ASAP and look to respond quickly...........

As you are all aware, from October 2025 the Greek government introduced some new requirements for Short Term Rental properties.

A full summary of these new rules can be found by this link but you may have already been contacted directly by the Greek Government with full details.

Given that the KCRA maintain two separate insurance policies for Kalamaki Court (buildings/contents plus public liability) we now understand that a statement of full compliance to these regulations will need to be declared on both policy renewals going forward. Failure to do so may result in both our insurance policies being invalidated in the event of a claim regardless of which property is non-compliant.

On this basis we need all property owners to complete a short questionnaire so we can get a clear…

Firstly, a huge thankyou to all of you who were able to attend the AGM last Wednesday - it was very pleasing to be able to obtain a quorum enable some small decisions to be made at the meeting.

I recorded the following actions that now require action by myself & the KCRA Committee :-

1. CJ to ensure that any future updates on the website would also be linked on the WhatsApp group.

2. CJ to issue a final vote to the in-scope owners for the house painting (Complete)

Please find below the latest statement of the accounts for the KCRA Community Fund for 2024 including projections for the remainder of the year. Individual statements have been sent to the owners asking for payments in line with the normal shedule for the year....

Firstly, a Happy New Year to you all…….i really hope you had a great time with your families over the festive period and are looking forward to some sunshine in Greece this year!

As per my message on WhatsApp, I am writing to provide an update on the proposed financial budget for Kalamaki Court for 2024 alongside an update on our plans for modernising the communal Internet service.

Just a quick update to confirm that we have now commissioned the following works to try to improve the lawn & garden areas around Kalamaki Court........

Communal Grass Area Maintenance

- extra earth will be added in the problem zones/ winter

- all grass areas will be aerate both now & across the winter

- fress lawn seeds will be applied, some will be done now in the winter and more in the spring

- The areas will be fertilised four times over the spring and summer to boost growth
